Greg Gunter: The Broker Redefining Luxury Real Estate in San Miguel de Allende

Greg Gunter, Broker and Owner of Berkshire Hathaway HomeServices in San Miguel de Allende, has built a reputation few agents in central Mexico can match. He runs the first and flagship Berkshire Hathaway HomeServices office in Mexico, appointed by Warren Buffett’s team since 2020.

A Broker Built for San Miguel de Allende’s Luxury Market

San Miguel de Allende draws American and Canadian buyers looking for a colonial home, a retirement property, or a luxury estate. Most arrive without knowing the market has no MLS system, so there’s no Zillow or Redfin to check prices against.

Gunter has sold over 350 homes in the city and once ranked as the #2 Realtor in Mexico within a prior Mexican master franchise network of 1,200 agents. That record gives buyers a starting point in a market where the usual research tools don’t exist.

An Architecture Background Sets Greg Gunter Apart

Before he sold real estate, Gunter studied architecture and earned an MBA in real estate and finance from the University of Colorado Denver. He designed and built a custom estate in Colorado, then did the same for himself in San Miguel de Allende.

That training shapes how he walks a client through a home, beyond square footage and price. He points out construction quality, renovation potential, and design choices most brokers skip.

The difference showed during the sale of the $4.5MM USD Casa Legorreta, a home designed by Mexican Starchitect Ricardo Legorreta, who might be likened to the Frank Lloyd Wright of Mexico. Gunter said he felt more like a docent than a Realtor while showing the estate. “Clients say they love my architectural background when viewing homes, and this Legorreta estate allowed me to wax poetic about Legorreta’s distinctive design thumbprint,” he said.

The Berkshire Hathaway HomeServices Advantage

Most real estate brands working in San Miguel de Allende are Mexico-specific master franchises with no connection to the company operating in the United States. Berkshire Hathaway HomeServices runs differently, under the same American franchise structure that governs its offices across the U.S.

That structure matters to a buyer moving money across a border. J.D. Power awarded the brand Highest Overall Satisfaction for Repeat Home Buyers. Lifestory Research named it Most Trusted Residential Real Estate Brokerage in 2026, ahead of Sotheby’s in second place.

“We’re the only American franchise in Mexico,” Gunter said. “That’s exactly why I opened the flagship office for the brand here in 2020.” He also holds the Certified International Property Specialist (CIPS) designation from the National Association of Realtors, built for agents handling cross-border transactions.

What Buyers and Sellers Can Expect

Moving property across a border adds legal and logistical steps most buyers have never handled. Greg Gunter built his team to manage each one:

  • A full property search across San Miguel de Allende’s luxury and mid-range listings.
  • A support team made up entirely of Mexican attorneys handling binational paperwork.
  • A U.S. insured and bonded escrow company protecting each transaction.
  • Lien-free verification before any offer moves forward.
  • Design and renovation guidance drawn from his architecture background.
  • Referrals to contractors and designers for buyers planning updates after closing.

Sellers get the same attention: strategic pricing, international marketing, and positioning aimed at buyers most likely to close at the luxury level.

A Record Year in the Luxury Market

2026 has been a slower year for overall transaction volume in San Miguel de Allende. Gunter says that hasn’t touched the top of the market. “City sales volume by number of transactions in 2026 is down overall, but sales of upper-end luxury homes in San Miguel de Allende continue to ignore global uncertainty and move forward on a positive note,” he said.

He closed $8.2 million USD of sales in April 2026 alone, a personal monthly record. Those deals included the $4.5 million Casa Legorreta and a $3.6 million estate in Centro. He has sold four homes above $3 million this year, in a market that typically sees fewer than half a dozen such sales annually.

That volume earned Greg Gunter Chairman’s Circle Platinum status, placing him in the top 1% of sales producers among more than 45,000 agents across the Berkshire Hathaway HomeServices network. “My top sale this year was $4.5 million USD,” he said, “and that would only buy you a bungalow in much of southern California’s luxury market.”

More Deals on the Horizon in San Miguel de Allende

Gunter already has a next deal moving. “I already have a luxury branded residence sale in the pipeline with a Texas buyer,” he said. “The Texas market loves our temperate climate here—we have no humidity—and we expect to continue seeing the Texans with old money visiting their favorite Mexican destination here in San Miguel.”

San Miguel de Allende keeps earning recognition. Condé Nast Traveler has named it the #1 Small City in the World seven times as of 2026. That recognition keeps drawing buyers into a market where Greg Gunter remains the broker most of them call first.
